Statement of Commitment to Fair Housing and Equal Service As a proud Filipino and a licensed real estate professional in the State of New Jersey, I deeply cherish and celebrate my Filipino heritage, culture, and traditions. These roots inspire my passion for helping families find homes where they can build meaningful lives, and I am honored to bring my multilingual abilities—fluency in English, Tagalog, and Bisaya—to assist clients from diverse backgrounds in navigating New Jersey's real estate market. However, my personal background and cultural pride in no way influence my professional conduct or client services. I am fully committed to serving all buyers and sellers in New Jersey equally, fairly, and without discrimination or preference of any kind. My services are available to everyone, regardless of any protected characteristic. I strictly comply with—and am bound by—all applicable federal, state, and local laws prohibiting discrimination in real estate transactions, including but not limited to the following:

  • Federal Fair Housing Act (Title VIII of the Civil Rights Act of 1968, as amended): Prohibits discrimination in the sale, rental, financing, or brokerage of housing based on race, color, national origin, religion, sex (including sexual orientation and gender identity), familial status (including pregnancy and having children under 18), or disability. Prohibited practices include refusing to sell or rent, discriminating in terms/conditions/privileges, misrepresenting availability, or engaging in steering (directing or limiting housing choices based on a protected characteristic, such as guiding clients toward or away from neighborhoods due to demographics). Violations can also include disparate impact practices that unnecessarily harm protected groups.

  • New Jersey Law Against Discrimination (N.J.S.A. 10:5-1 et seq.): Provides broader protections than federal law and prohibits discrimination in real estate based on race, creed/religion, color, national origin, ancestry, nationality, marital status, civil union status, domestic partnership status, pregnancy or breastfeeding, sex, gender identity or expression, affectional or sexual orientation, familial status, disability, liability for service in the Armed Forces of the United States, or source of lawful income (including Section 8 vouchers, child support, alimony, SSI, unemployment benefits, or other legal rental/mortgage sources). It explicitly bans unlawful steering—such as advising clients to seek (or avoid) housing in certain areas based on protected characteristics—or failing to show available listings for such reasons. Steering is prohibited even if unintentional or not motivated by overt bias.

  • New Jersey Fair Chance in Housing Act (and related provisions): Restricts certain inquiries into criminal history in housing decisions to prevent discriminatory barriers.

  • National Association of Realtors® (NAR) Code of Ethics: Requires REALTORS® (if applicable) to promote fair housing, avoid discrimination in all real estate-related activities, and treat all parties honestly. This includes mandatory fair housing/anti-bias training and a commitment to ethical practices that align with federal and state laws.

In practice, this means:

  • I treat every client—Filipino, American, or from any other background—with the same professionalism, diligence, and access to opportunities.

  • I do not steer clients toward or away from neighborhoods, communities, or properties based on race, ethnicity, national origin, or any other protected class (e.g., I focus solely on objective factors like schools, amenities, commute, budget, and client preferences).

  • I do not refuse service, limit options, misrepresent availability, or apply different terms based on any protected characteristic.

  • My multilingual skills (English, Tagalog, Bisaya) are offered as a resource to enhance communication and understanding for any client who finds them helpful—not as a basis for preference or exclusion.
